Please take a few moments to read the following information carefully in order to familiarize yourself with our policies. We are here to help you plan your vacation and to make things as easy as possible for you right from the start.
Helpful Hint: We have a large, diverse assortment of properties to choose from. It's a good idea to select two or three that fit your needs before you call for reservations.

OFFICE HOURS:
Holliday Vacations Rental Office hours are 9 am to 5 pm 6 days a week from Monday thru Saturday and 12 pm to 4 pm on Sundays. Our Office number is 256-2911or toll free 1-888-256-2911. Our reservation staff is familiar with each cottage and condo and would be happy to answer any questions you may have. Back to top

RESERVATIONS:
Reservations for your Wrightsville Beach Vacation can be made in person, by phone or by Internet. A "Deposit Request/Lease Agreement" will be mailed or faxed to you the following day. Please read the lease carefully, checking the dates for accuracy. After reviewing your "Deposit Request/Lease Agreement", should you decide to continue with your Vacation Rental, please sign the agreement at the bottom and return by mail or fax within 10 days of the date the reservation was made. Return the original Agreement along with 50% of the rent, a $25.00 (plus tax) Reservation Fee, and optional Travel Insurance payment. Initial payments may be made by personal check, cash, certified check or credit card (Visa/MasterCard). There will be a $25.00 charge for all returned checks due to non-sufficient funds or stop payment. Please do not send cash through the mail. Should you decide not to continue with your proposed vacation rental, you are under no financial obligation. As a courtesy to our owners, please call and let us know that you no longer need the rental we are holding for you. This will make the home or condo available for other vacationers to enjoy! If we do not hear from you, your tentative reservation will automatically be cancelled if the signed contract and required payments are not received within 10 days from the date your reservation was made.

If you make a reservation less than 30 days prior to check-in, the entire balance is due within 72 hours. We will fax the "Deposit Request/Lease Agreement" to you and would need it signed and returned as soon as possible. We will not accept personal checks within 10 days prior to arrival, but will accept credit cards and certified funds by express mail. Back to top

FINAL PAYMENTS FOR RESERVATIONS:
When Holliday Vacations receives your initial payment and signed "Deposit Request/Lease Agreement", you will be mailed a "Reservation Confirmation". This will be the last notice that you will receive from us. This will show your balance due and the due date for final payment. The final payment will include remaining 50% of rent, all taxes, and the Security Deposit. Holliday Vacations should receive your final payment no later than 10 days prior to your arrival date in order to retain your reservation. Final payment may be made by cash, check, cashier's check or credit card (Visa/MasterCard). Back to top

CANCELLATIONS:
All cancellations or reservation changes must be made IN WRITING. If you must cancel your reservation and it is more than 90 days in advance of your arrival date, then we will refund your advance rental deposit less the $25.00 plus tax administrative fee. If it is less than 90 days prior to your arrival date, then there will be NO REFUND unless travel insurance covers your claim. Requesting a transfer to another unit or changing weeks is also considered the same as a cancellation. In order to protect your vacation investment, please consider purchasing the Travel Insurance (information is provided with your deposit request). If you have any questions concerning coverage provided for the travel insurance, please call the insurance carrier at 1-800-554-9839. We are not licensed insurance agents and can not answer any questions pertaining to the insurance. Back to top

TRAVEL INSURANCE:
CSA Travel Protection Insurance is offered to every guest. Travel Protection Insurance charges are automatically added and due with your advance rental payment. IF YOU DECIDE TO DECLINE THIS COVERAGE, please initial appropriately on your "DEPOSIT REQUEST/LEASE AGREEMENT" AND DEDUCT THAT AMOUNT FROM THE TOTAL. Although the Travel Insurance Plan is optional, WE STRONGLY RECOMMEND IT. You and your family will be reimbursed in cases of unforeseeable events such as illness, injury or mandatory hurricane evacuation. If you choose not to purchase the travel insurance, NO REFUNDS will be given in the event of unforeseeable cancellations, including hurricane evacuations. TRAVEL INSURANCE CANNOT BE ADDED OR DEDUCTED AFTER YOUR INITIAL PAYMENT IS RECEIVED. Back to top

LEASEHOLDER RESPONSIBILITIES:
Many of you will vacation with other family members or friends, but only one person signs the lease. We hold the leaseholder responsible for payment, security deposit and all other facets of the leaseholder responsibilities spelled out in the lease. Please designate one person in your family to be responsible for sending in one payment per reservation. THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL. SECURITY DEPOSIT:
All properties require a security deposit. This protects owner's homes from abnormal wear, tear and damage. Your security deposit will be held against any damage during your occupancy. We ask all guests to report any damages they see upon arrival so that they are not held liable for such. Failure to report previous damage could result in your being charged. All units are carefully checked after each departure and any damages are recorded. Any damage reported will be deducted from your security deposit. Security deposits are returned within 45 days after departure. If you initial to decline trip insurance but pay the premium anyway with your first payment, that constitutes acceptance and your money will not be refunded. Back to top

PARTIAL WEEK OR WEEKEND RENTALS:
We rent for weeks only from Memorial Day thru Labor Day. Even in Prime Season, nightly rentals of most units can be arranged on a "last minute" basis by calling our office on Wednesday before the weekend that you plan to come to the beach. Generally, a two-night minimum is required, but may differ depending upon the unit. Back to top

PROPERTY SUBSTITUTIONS:
We reserve the right to substitute reasonably comparable accommodations without notice or liability should a vacation unit become unavailable for any reason. If unit rented is not available and tenant desires to be placed in alternative premises, management firm will make good faith effort to relocate tenant, but if premises are more expensive, tenant agrees to pay the difference. If reasonably comparable accommodations are not available, then Agent can refund all monies to guest. Back to top

OCCUPANCY:
The occupancy limit of each property is clearly stated on your lease regardless of the beds available. Children are counted in the occupancy unless they are under the age of two and normally sleep in a crib. Misrepresentation may result in renters being asked to vacate the property without a refund. No mobile units (such as campers) can be used at rental properties for sleeping, cooking or any purpose other than transportation. (Most condominiums have parking restrictions for recreational vehicles.) We maintain a family atmosphere for the quiet enjoyment of our guests. We only rent to family groups. ABSOLUTELY NO HOUSE PARTIES, YOUTH GROUPS, FRATERNITIES, WEDDINGS, RECEPTIONS, MEETINGS, OR PARTIES ALLOWED!! HOLLIDAY VACATIONS DOES NOT RENT TO STUDENTS OR GROUPS OF STUDENTS UNDER ANY CIRCUMSTANCES, EVEN IF A PARENT OR LEGALLY RESPONSIBLE ADULT MAKES THE RESERVATION AND/OR PAYS THE RENT. Should a group misrepresent themselves, they will be required to vacate the premises immediately and all monies will be forfeited. Back to top

PETS:
Absolutely no pets are allowed in our units. Any pet found in or around any unit will result in a $150 fine and could result in immediate eviction and forfeiture of all rents paid plus charges for any damages that resulted because of pet. This rule is checked and strictly enforced. Back to top

CHECK-IN:
Your Vacation Home will be ready after 4:00P.M on the beginning date of your reservation. In order to allow sufficient time to prepare the property for your use, we ask that you not request early occupancy. At check-in, you will receive 2 sets of keys and directions to your accommodations. We can make arrangements for a late check-in if you expect to arrive after 5:00P.M. Please call the office for late check-ins. Failure to make arrangements for a late key pick up will result in a $25.00 fee. Calls after 10:00 PM it is a $50.00 fee. Back to top

CHECK- OUT:
Now that you have had a fabulous week at the beach it is unfortunately time to go home. All cottages and condominiums must be vacated by 11:00A.M. on check-out day. NO EXCEPTIONS! We ask that this policy be recognized by all tenants. Anyone returning keys after 11:00A.M. will be charged for 1/2 days rent. Before you leave, read and follow the required check-out procedures. You were given 2 keys at check-in. Failure to return 2 keys will result in a $25 charge per key. Back to top

CHECK OUT PROCEDURES:
1. Remove all trash from the unit and place in outside receptacles. For homes, also place the receptacle out by the road on the evenings prior to pickup
2. Clean and put all dishes back in cabinets.
3. Clean out the refrigerator
4. Lock all doors and windows
5. Return keys to the rental office not later than 11:00A.M. If you check out before our office opens, please put the keys in our drop box outside. Failure to do these things will result in a $50 service charge. Have a safe trip home! Back to top

LOCK OUTS:
Please keep a key with you at all times to prevent accidental lockouts. During business hours we can provide assistance to you but after hours you will be charged a $25.00 fee for someone to come and let you in your property. After 10:00 PM it is a $50.00 fee. Back to top

FURNISHINGS/EQUIPMENT:
All units are privately owned and are fully equipped with Air Conditioning, television with cable or satellite, washer and dryer (or access), and dishwasher and microwave unless otherwise indicated. They are furnished with basic housekeeping accessories, dishes, cookware, flatware and small appliances. Beds have mattress pads, blankets, bedspreads and pillows. You will need to bring your linens, towels, all paper products, soap, staples and personal items. Each unit is decorated to reflect the homeowner's tastes and needs. We are not able to add or change existing equipment in a unit. If you have specific needs or expect a certain quality, then a personal inspection is encouraged. Most units are available for viewing when not occupied. We cannot make other arrangements upon arrival. If you book a specific unit, we cannot move you to another one. There will be no refunds or discounts because of a tenant's dissatisfaction with the home's decor, cleanliness, any malfunction neither of equipment nor for errors in the brochure or on your lease. Every effort has been made to assure our descriptions are accurate, however, we cannot be held responsible for changes made by owners in furnishings and equipment or printing errors. All units have at least one television. Any additional TV's, VCR's, and stereo are at the owner's discretion and are not guaranteed. Rates, descriptions and availability are subject to change without notice. LINENS, TOWELS AND BEACH EQUIPMENT ARE NOT FURNISHED. THEY CAN BE RENTED THROUGH SEASIDE LINEN COMPANY AT 1-866-615-4636, OR YOU MAY BRING THESE ITEMS WITH YOU FROM HOME. Back to top

WHAT TO BRING:
All units are set up for normal housekeeping. They are furnished to the Owner's taste. You will need to bring (or rent) bed and bath linens, except for mattress pads, pillows and bedspreads. Blankets are not guaranteed. The units will not have paper products, staple items or cleaning supplies . . .unless left by a previous guest.

MAINTENANCE:
Holliday Vacations represents the best maintained properties on the beach. Every effort has been made to assure that all equipment is in good working order. However, just like your own home, breakdowns do occur. If you experience a problem, we ask that you call our office immediately and our courteous staff will work quickly to have the problem corrected as soon as possible. Agent is not responsible for the working condition or malfunction of equipment such as TV's, VCR's, stereos, A/C, appliances, telephone or cable service, etc. No refund or rate adjustment will be made for mechanical failure. After hour repairs will be limited to emergency situations only. Guests will be charged for unwarranted service calls. Back to top

HOUSEKEEPING:
Our units are cleaned after every guest. Please call our Housekeeping Department immediately upon arrival if the unit is not cleaned to your satisfaction. There will be no discounts for dissatisfaction with the cleaning of your unit, however we will be happy to send someone to take care of your concerns. If you wish to schedule linen set up prior to arrival or cleaning during your stay, please call us at least 10 days prior so we can schedule that for you. Charges for these services vary. TELEPHONES:
All units are equipped with telephones for your convenience. All local calls are free of charge. Most units have a block on the phone to prevent direct dialed long distance calls. Please do not abuse this privilege by charging long distance calls, accepting collect calls, call return or directory assistance calls to the owner's phone. Bring your calling card or long distance credit card number with you, call home collect or charge to your home phone number. Any telephone charges that have to be billed will be deducted from your security deposit and will include a $20 per call fee plus cost of the call. The phone number to your unit appears on your lease. Please leave this with friends and family in case of an emergency. Back to top

RULES AND REGULATIONS:
When renting a condo, townhouse or certain units, please be aware that they may have their own rules and regulations which must be observed such as pool rules, no grilling, no smoking, no boats, trailers or jet skis, recreation vehicles and the number or size of vehicles. Parking is very limited. Parking passes may be required, and failure to display them could result in being towed. Back to top

TRASH/RECYCLING:
Condos have dumpsters located on site. Please dispose of all your trash in those dumpsters. All other homes and townhomes have at least 1 large green trash container. Collection days are: Monday and Thursday on the south end of the beach. Tuesday and Friday on the north end of the beach. Please roll your container to the street the night prior to pickup. You can take your recycled trash to Town Hall if you desire. Back to top

MAIL AND MESSAGES:
We attempt to call individuals receiving faxes, packages, mail or phone calls. If you are expecting any correspondence, please check with the office. Please be sure to have your name and your Unit Name on anything you might receive. We do not provide delivery service. Only emergency messages will be delivered. Back to top

LOST AND FOUND:
If you leave something behind, call us and we will make every effort to locate and return it to you C.O.D. if we find it! We will not be responsible for any items left. There will be a $10 service charge to package and mail it back. Any items found in units will be kept in our office for 30 days only, at which time will be donated to charity. Back to top

HURRICANES:
In the event of a mandatory evacuation due to hurricanes or other storms, you are required by state law to evacuate the property. Refunds for the period of mandatory evacuation will be made only by CSA provided you purchased the optional Travel Protection Insurance, with your initial lease payment. Back to top

RENTAL UNIT FOR SALE:
Occasionally a rental unit may go on the market for sale. In such case we reserve the right to show your unit to potential buyers. We will make every effort to schedule the showing at a time that is convenient for you so as not to interrupt your vacation. Your cooperation is appreciated. Back to top

DISCLOSURE:
Holliday Vacations has a contractual relationship with the Landlords represented in our brochure. This relationship employs us to act as their agents and treat all parties, both tenants and landlords, honestly, fairly and in good faith. The price of any services provided by or through Holliday Vacations, including but not limited to maintenance, housekeeping, travel insurance, linens and beach rentals, telephone service, etc. may include a profit for the company. RESERVATION REQUESTS FOR NEXT YEAR:
Holliday Vacation strives to have you return year after year. Advance tentative reservations will be accepted for the following year but cannot be guaranteed. IF YOU WANT TO RESERVE THE SAME UNIT FOR THE SAME WEEK NEXT YEAR, YOU MUST RESERVE IT NO LATER THAN 5:00 P.M. WEDNESDAY DURING THE FIRST WEEK OF YOUR STAY. These tentative reservations assume that the homeowner will make the property available. You must book your next year's reservation with a $30.00 (plus tax) non-refundable fee. Please contact the office for further details. After rates and owner usage are finalized in January, you will be mailed a Deposit Request/Lease for the required 50% Advance Payment. These tentative reservations are non-binding until the 50% payment is made. Back to top
